IREIT Global REIT Is Making Its First Acquisition In Spain

IREIT Global is partnering with Tikehau to acquire four freehold office buildings in Spain for $133.8m. The partnership is a 40:60 joint venture, IREIT Global will be holding 40% of the shares.

Background of the property

The four office buildings with a gross lettable area of 72,028 sqm are currently multi-tenanted with an 80.9% occupancy rate. The purchase price of $133.8m is a 3.3% discount to market valuation. The joint venture also allows IREIT Global to acquire 60% stake of Tikehau Capital, which provides a future growth opportunity. The REIT will also involve in the operational matters of the buildings.

Mapleptree North Asia Commercial Trust Is Looking To Re-open Festival Walk Next Year

Mapletree North Asia Commercial Trust (MNACT)'s manager announced that the REIT is looking to re-open the Festival Walk in Q1 2020. Two months ago, the riot in HongKong had caused the retail mall to suffer extensive damage, which caused the mall to close since then. In Q3 2019, Festival Mall has contributed 62% of the REIT's total income. The loss of rental revenue from the damage will last for about six months which will then have a significant impact on the distribution per unit (DPU).

BHG Retail REIT Is Acquiring Its First Outlet Mall

BHG Retail REIT has proposed to acquire Badaling Outlets in Beijing for $455m, which will be its first investment in an outlet mall.

Background of the property

Badaling Outlets Malls is located at a strategic location, which is just next to major expressways with well-connected public transport such as buses and the intercity railway. The outlet mall comprises 14 buildings with a net lettable area of 38,797 square meters valued at $544.6m.

3 Things You Need To Know About The FLT and FCOT Merger

On 2nd Dec, both the managers of Frasers Logistics Trust (FLT) and Frasers Commercial Trust (FCOT) has proposed a merger of the two REITs, with a combined market capitalisation of $4.2b. Under the proposal, FLT will be acquiring all units of FCOT for about S$1.54b. The proceeds will be paid in the form of a combination of cash and new FLT units. For each FCOT unit, you will receive $0.151 in cash and 1.233 FLT shares at $1.24. This would represent a total value of $1.68 per unit, which is 2 cents below FCOT's open price today.
